Do you offer guest parking?
We do not have guest parking available. Guests are welcome to park on the street surrounding the community.
What is the monthly parking cost?
Parking is included, All vehicles that park in the on-site lots are required to have a property-issued parking pass.
Do you allow co-signers?
Yes, if you do not meet the income requirement, you are able to add a co-sginer to qualify. We call this a guarantor. This person will be added to your application and complete the same application and screening steps.
What documentation do I need to apply?
A valid government issued photo ID is required for proof of identification. After applying, you will receive an email for our income verification process. There will be several ways to provide proof of income.
How much is the security deposit?
The Cadence of Newport requires a refundable security deposit of $500.
What utilities are included?
There is a $65 Community Flat Fee charged monthly to all residents. This covers your water, sewer, and trash. Every resident is responsible for the electric and gas usage through Duke Energy and optional wifi through Alta Fiber, these accounts are to be put in the residents name upon move-in.
Is renter's insurance required?
Yes! All residents are required to be covered under a renter's insurance policy. The minimum requirement is $100,000 worth of personal liability with the apartment address listed on the declaration page. Failure to provide insurance coverage at move-in will result in a $20 Risk Mitigation Fee being added to your monthly charges to enroll the resident in the property's limited liability coverage that only covers the property and not your personal belongings.
Can I renew early?
Yes, you are able to renew as early as 90-days before your lease ends. The lease requires that you give at least a 60-day notice if you plan to renew your current lease or not. Renewing early can be beneficial and save you money!
What are the different lease term options?
All lease lengths vary. We currently offer leases as short as 6-months and as long as 15-months.
Do you offer short term rentals/furnished units?
Yes! The Cadence offers lease terms as little as 6-month. We are also partnered with Cort Furnishings to provide tailored furniture rental packages for any interested resident. (Fees may apply)
What is your pet policy?
The Cadence is pet friendly! No more than 2 pets are allowed per unit. A one-time Pet Privilege Fee of $250 is required as well as a $50 monthly Pet Rent Fee.
When is rent due?
Rent is due in full on the 1st of every month.
How do I contact maintenance?
All maintenance requests can be entered through your Resident Portal. If there is a maintenance emergency, you can call (859) 689-3740.
Do your apartments have washers and dryers?
Some of our apartments have in-unit washers and dryers. Those that don't, have access to a shared laundry facility with washers and dryers available for use. These laundry rooms are located in every building of our community.
What type of internet is available?
All of our apartment homes are pre-wired with Alta Fiber. While wifi is not required, the resident will be provided with contact information to set-up their own wifi account through Alta Fiber.
Is The Cadence of Newport a smoke-free community?
The Cadence is a smoke-free community. There is to be no smoking of any kind in our apartments or throughout the community.
Are there any schools or universities nearby?
We are centrally located between 3 great college campuses. The University of Cincinnati, Northern Kentucky University, and Xavier University are all just a short distance from our community.
